Job Description
The Project Manager is responsible for making a significant positive impact on the prosperity and stability of assigned projects through consistent application, energetic, accountable, and competent leadership. This role requires the use of intuition, intelligence, experience, skills, and wisdom to assist management and the project team in achieving the owner's vision while protecting the company's interests. The Project Manager ensures projects are completed on time, within budget, with quality, professionalism, and integrity. The primary focus is on customer satisfaction.
Responsibilities
Perform duties as directed by Project Manager.
Train and develop Project Engineers.
Define and lead all pre-construction activities.
Review all project estimates with a focus on details and general conditions.
Review and organize all project submittals and ensure products conform to project specifications.
Maintain project files for submittals, RFIs, change orders, and equipment delivery.
Establish and maintain productive working relationships with the entire project team, including staff, owners, architects, engineers, subcontractors, and vendors.
Manage subcontractors and update project documents with addenda and changes.
Review and compose project requests for information (RFIs), & Track submittals for project construction and distribution to the project team.
Submit all invoices and billings and follow up with customers on payments.
Compile final pay applications and lien waivers.
Notify and coordinate all punch list issues with the project team.
Coordinate and schedule equipment start-up, owner training, and commissioning if required.
Prepare warranty documents and closeout reports for post-construction meetings.
Essential Skills
7+ years of Mechanical Contracting experience
Experience with project financials and budgeting
Commercial construction experience
Proficiency in Procore
Experience with Sage
Knowledge of change orders and RFIs
Expertise in estimation and design
Experience in HVAC design and mechanical systems
Additional Skills & Qualifications
Experience in higher education projects
Experience in pharmaceutical, laboratory, healthcare, and industrial projects
Proficiency in Sage software
Work Environment
This position involves a 50/50 split between office and project site work. The company has a strong project backlog and a family-oriented culture. MassPay and Benefits
The pay range for this position is $100000.00 - $120000.00/yr.
