Job Summary

We are seeking a responsible and organized Self Storage Property Manager to oversee the day-to-day operations of our facility. The Property Manager will be responsible for managing the rental process, customer service, facility maintenance, ensuring the overall success of the storage facility, and performing occasional bank runs. The ideal candidate will have strong computer skills, excellent communication abilities, a commitment to delivering outstanding service, and the ability to pass a drug test. Some travel may be required for occasional errands, and the candidate should be dependable, adaptable, and maintain a positive attitude. Excellent customer service skills and experience with online marketing would be a plus.

Key Responsibilities

  • Manage daily operations of the self-storage facility, including overseeing unit rentals, payments, and customer inquiries.
  • Maintain a safe and secure environment for customers and staff by monitoring the facility's security systems and ensuring compliance with company policies.
  • Provide excellent customer service, addressing tenant concerns and resolving issues promptly.
  • Perform routine inspections of the facility and units, ensuring cleanliness and proper maintenance.
  • Maintain accurate records of tenant accounts, rental agreements, and financial transactions.
  • Handle administrative tasks such as invoicing, reporting, and general office duties.
  • Manage facility marketing efforts to attract new tenants and maintain high occupancy rates.
  • Ensure compliance with local, state, and federal regulations.

Requirements

  • Valid state drivers license.
  • Reliable, legal vehicle for on-the-job travel.
  • Minimum of 3 years of computer experience (MS Windows, MS Office Suite).
  • Ability to pass a criminal background check (No felonies ever; no misdemeanors within the past 10 years).
  • Strong organizational and multitasking skills.
  • Excellent written and verbal communication skills.
  • Customer-focused with a friendly and professional demeanor.
  • Ability to work independently and as part of a team.
  • High school diploma or equivalent

Hard Skills Required

  • Facility management knowledge, including building systems and maintenance.
  • Proficiency in MS Office Suite and property management software.
  • Financial management and basic accounting skills (rent collection, invoicing, budgeting).
  • Ability to market the facility using online tools (social media, website management, and ads).
  • Knowledge of customer relationship management (CRM) tools.
  • Sales and leasing skills to handle inquiries and rental contracts.
  • Understanding of legal and regulatory requirements in self-storage management.
  • Inventory management skills for tracking units and supplies.
  • Problem-solving and conflict resolution skills for handling customer and facility issues.

Preferred Qualifications

  • Previous experience in self-storage management or similar role is a plus.
  • Knowledge of local, state, and federal regulations related to self-storage.
