Job Summary

The Keystone Resort Property Management Building Maintenance Assistant Manager role is responsible for the daily operations of the maintenance team, in partnership with the other Assistant Manager and Senior Manager. Management duties include task delegation, communication between the team and property managers, billing, administrative duties, team leading and disciplinary responsibilities. This role will quickly learn the ins and outs of project management, bidding, Vail administrative tasks, purchasing, budgeting, quality control, training, etc. This role will be built to fully function as support to the senior manager with minimal supervision.

Key Responsibilities:

  • Monitor work order dispatch software and ensure work is being completed in a timely and efficient manner.

  • Oversee maintenance staff to support and guide crew to enable the most productive, efficient daily output. Ensure scheduling is completed and abided by with crew.

  • Serve as a main point of contact for operations, filtering and completing as much work with the maintenance crew in order to meet all contractual obligations, budgetary and revenue expectations, and guest service goals.

  • Provide oversight for pool operations and help to ensure that quality service is being provided by our pool and spa staff.

  • Abide by all safety rules and regulations from corporate, State and Federal.

  • Assist with inventory and ordering.

  • Communicate effectively with department members as well as property management teams and resort guests. Build functional relationships and provide input in order to increase personal and team effectiveness within the larger property management operation.

Qualifications:

  • Strong leadership qualities with a desire to further develop

  • Able to create and maintain a proactive safety culture

  • Willing to uphold a high standard of professionalism for self and the crew members

  • Ability to effectively divide time to balance field work completion and administrative duties

  • Strong grasp of daily maintenance requirements, especially in regards to HOA and building systems and contracts, rental units, and skill levels of the crew members

  • Strong communication skills, fluent and proficient in English

  • Knowledgeable in LO/TO procedures, OSHA, EPA, and building codes

  • Clean driver’s license

  • Minimum of 3 years’ experience in a maintenance or related field

  • Ability to plan and be proactive in order to provide the best possible service to all stakeholders

It is our maintenance department’s responsibility to locate and correct potential problems before they occur so that our guests and owners can enjoy their stay in Keystone. Accordingly, it is our maintenance management team’s responsibility to identify issues with staffing, safety, productivity, etc, before issues materialize. Adaptability, responsiveness and proactivity are the keys to success in this constantly changing, ever-evolving department.

The expected pay range is $58,000 - $65,000. This is the pay range we reasonably expect to pay for this position. Individual compensation decisions are based on a variety of factors.
