JOB SUMMARY: Assists Director of Finance in analyzing the overall financial objectives of the division including land development projects.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Update and analyze weekly, monthly, and quarterly reports to assist division management with operational analysis. Reports include:
Backlog review (weekly)
Gross Margin Analysis (GMA) by community on a weekly basis
Pricing analysis for move-in ready homes (weekly) to ensure revenue and costs are accurate
Community summary and pricing calendar (weekly)
Fixed costs analysis (monthly) - analyze monthly fixed costs detail to ensure coding is accurate and expenses are necessary.
Sales, Starts, and Closings Variance Tracker (weekly)
Elevation and Lot premium analysis (quarterly)
Update and review actuals for sales, starts, and closings (monthly)
Review monthly direct costs updates from Purchasing and analyze variances from previous month
Prepare plan frequency report (quarterly)
Assist Director of Finance in the preparation of divisional annual business plan and quarterly operational forecasts.
Work with the land development managers to compile and analyze necessary budget revisions for all land development projects
Perform detailed review of capitalized interest and property tax budgets for all projects
Participate in monthly land offsite meeting to document any changes necessary for land development budgets
Review and enter original budgets for new land acquisitions
Work with land acquisition and land development to compile cash flow projections monthly and for quarterly forecasts and business plans
Work with 3rd party project engineers to gather and analyze updated cost estimates to develop future sections and ensure land budgets are updated accordingly
Compile and analyze lot status report to ensure development requests for new sections are submitted timely to land committee
Update section lot counts and projected spending for all land development requests to land committee
Ensure latest MUD receivable projections are included in land development requests to land committee
Coordinate 3rd party valuations for all projects with MUD receivables
Interact with the MUD auditor to compile payment support for MUD reimbursements
Review the status of all outstanding MUD agreements to ensure timely receipt
Provide growth projections for bond sizing related to reimbursement of MUD receivables
Ensure all new land acquisitions with detention land have memos from engineers outlining MUD reimbursement %
Review feasibility budgets for all potential acquisitions monthly to ensure proper spending of pre-acquisition costs
Facilitate the processing and approval of bond requests
Review status of outstanding bonds and ensure timely release
Ensure G&A invoices are coded correctly and submitted to NAPA on a timely basis.
Assist accounting with the tracking of property tax payments
Review monthly invoice from architecture to ensure reasonable and compile coding by community
Input lots and related addresses into the system for new communities
Facilitate distribution of internal control checklist and send to accounting by 10th of the month
Assist with ad hoc reports and analysis as needed
Other Duties or projects as assigned
EDUCATION/EXPERIENCE/MINIMUM REQUIREMENTS:
Education/Certifications/Licenses
BS in Accounting or Finance
Masters Degree in Accounting or Finance Preferred
CPA license/certification highly desired
Experience
- 1-3 years experience working for a public accounting firm OR 2-4 years experience in Finance/Accounting within the construction industry (preferred)
Knowledge, Skills & Abilities
Strong financial and accounting skills, as well as analytical and computer skills.
Advanced knowledge of Microsoft Excel required.
Excellent communication and interpersonal skills.
Good organizational skills.
Work Requirements
Must work 8-hour days (during core business hours) with flexibility for longer hours as needed
Must conduct business in a professional and ethical manner to potential buyers, external business associates and coworkers to reinforce goodwill and profitability for the company.
