The Assistant Maintenanceis responsible for:
Maintaining the physical integrity of the property at all times.
Responding to resident maintenance requests within twenty-four hours in a courteous manner and using good judgment as to prioritize. Any occurrence that could affect the well being, safety or integrity of a person or the property has precedence over comfort or nuisance items, though it is important to correct comfort and nuisance items as soon as possible.
Being well groomed and in uniform as provided by the management company.
Treating all residents and fellow employees courteously and professionally.
Evaluating and training Groundskeeper/Porter.
Immediately reporting all out-of-the-ordinary incidents to the Lead Maintenance.
If Lead Maintenance cannot be reached, Property Manager should be contacted. If the Property Manager cannot be contacted, the incident should be reported to the Assistant Manager, Director of Property Management or the main office, respectively.
Being aware of the monthly operating reports with a view to increasing income and reducing expenses while maintaining the integrity of the property.
Set an example of professionalism and integrity in business and personal life.
Assisting with the Lead Maintenance, in obtaining bids for such services as trash removal, security service, landscape maintenance and contractor services.
Maintaining the maintenance shop and all storage areas in a clean and organized manner.
Maintaining and reporting all maintenance supplies and equipment inventory.
Accurate and timely completion of special projects as assigned by the Lead Maintenance or Property Manager.
Assisting in the make-ready of all vacant apartments as assigned by Lead Maintenance or Property Manager.
