Duties include:

  • Performing low-level plumbing tasks, building maintenance repair, installs and maintains window blinds and adjusts doors for proper alignment.

  • Performing landscaping ground maintenance care, performs tree services such as trimming, cutting, dropping and wood chipping.

  • Performing low-level electrical work, such as replacing wall plates. Assembles and coordinates the removal and installation of office furniture.

  • Performing low-level concrete work and concrete repair work. Operates power equipment and performs low-level power equipment maintenance on back hoes, forklifts, JCB and JLG. Performs various levels of cleaning in preparation of equipment repairs.

  • Assisting and coordinating efforts in the clean-up of spills and snow removal.

  • Receiving and initiating daily work schedule orders utilizing the Computerized Maintenance System (CMMS) uses a computer for on-line requisitioning of materials, equipment and entering time and attendance.

  • Understanding and complying with regulatory requirements, safety requirements and emergency response procedures.

Note: Wastewater Management positions are responsible for providing uninterrupted sewer service to residents during extreme inclement weather or other emergencies. This position is designated as emergency service and is subject to 24-hour on-call and may be required to report to work during extreme inclement weather or other emergencies, including after-hours and weekend work during emergency incidents to fulfill emergency service duties.

Employment Standards

MINIMUM QUALIFICATIONS:

Any combination of education and experience equivalent to completion of the tenth grade; plus completion of an acceptable apprentice-level training program in a specific trade with one year of experience performing building maintenance, repair and/or construction work independently, or two years of varied and responsible full performance-level experience in building maintenance, repair or construction trades.

CERTIFICATES AND LICENSES REQUIRED:

Valid driver's license.

NECESSARY SPECIAL REQUIREMENTS:

The appointee to this position will be required to complete a criminal background check, driving record check, and pre-employment physical to the satisfaction of the employer.

PREFERRED QUALIFICATIONS:

  • Two (2) years of experience of equipment, materials, methods, practices, and tools used in the building maintenance and construction trade.

  • One (1) year of experience with plumbing and concrete knowledge,

  • One (1) year of experience with the ability to use hand and power tools skillfully, efficiently, and safely.

  • One (1) year of experience reading and understanding diagrams, and manufacturers service manuals.

  • One (1) year of experience operating back hoes, forklifts, JCB and JLG.

PHYSICAL REQUIREMENTS:

Ability to use hand tools and lift/slide up to 90 lbs. with assistance. Ability to work in a variety of work environments hot and cold weather and noisy environments, etc. May be exposed to raw waste. Must be able to bend, stoop, climb stairs and climb up and down 40-foot ladder. Must be able to follow instructions and communicate effectively both oral and in writing. Must be capable of pushing, pulling, lifting, bending, stooping, walking, and climbing to enter permitted confined spaces such as in and out of catch basins and manholes. Per safety requirements, confined spaces may not be entered by persons who weigh 310lbs. or more. Requires the ability to stand, stoop, bend, reach, walk, climb, sit, kneel, reach, crawl, lift and manipulate materials with manual dexterity, and work in strenuous and uncomfortable positions for long periods of time. All duties performed with or without reasonable accommodations.
