What you will do:

As our future Global Real Estate Manager you will assist in managing all aspects of the Stryker global real estate portfolio. Reporting to the Director, Global Real Estate, this role involves the planning and oversight of real estate transactions, acquisitions and dispositions, financial analysis related to real estate decisions, and service provider governance.

You will be part of an international team dedicated to create and implement a multi-year real estate strategy that supports the operating objectives and strategic plans of Stryker.

  • You can be based in The Netherlands, ideally Amsterdam.

*You can be based in Ireland (Cork).

Responsabilities:

  • Support the development, execution, and maintenance of an integrated real estate strategy for the Stryker property portfolio in close collaboration with the Director of Real Estate.

  • Serve as point of contact for various domestic and international Real Estate transactions.

  • Work proactively with assigned stakeholders to understand their business requirements and find opportunities to support optimization and growth.

  • Assist in managing property related transactions as assigned, including real estate related compliance to all applicable Stryker business objectives, strategic initiatives, policies, procedures and controls.

  • In partnership with RE colleagues and RE service providers, proactively manage the real estate portfolio and critical lease dates to ensure actions are executed in a timely manner.

  • Maintain multi-year forecast of transaction activity and critical dates, including an optimization plan for each location, a minimum rolling 3-year capital expenditure forecast and a decision schedule for business leaders.

  • Responsible for reporting and tracking of assigned portfolio related information, providing executive update summaries, and supporting approval processes (CERs) as required.

  • Support optimization of Stryker’s real estate assets by benchmarking, developing metrics, KPIs, and tracking systems to analyze portfolio data, including but not limited to, financials, asset conditions, and utilization rates.

  • Provide operational support and property strategy for M&A/Business Development due diligence and integrations where required.

  • Work with in-house and external legal counsel, preparing all required documentation.

  • Serve as RE point of contact for assigned real estate portfolio, and as necessary, support audit and reconciliation of property expenses, Landlord negotiations post transaction, etc.

  • Establishes and maintains successful working relationships and management routines with Landlords and other appropriate external real estate contacts.

  • Work with all other global RE&F teams to ensure transparency and awareness of real estate activity across the global RE&F function, and to create high value solutions that are aligned to Stryker global RE&F strategy and objectives.

  • Collaborate with other Corporate Functions (e.g. HR, IT, Security, Legal & Compliance, Finance, EHS, etc.) to ensure aligned location strategies, site strategies, and related real estate transactions that drive efficiency and effectiveness.

  • Support the development of standardized processes, guidelines, and playbooks for all aspects of the Real Estate function, including but not limited to, portfolio strategy, transaction management, lease administration, rent pay services, M&A, and supplier governance.

Your profile:

  • You hold a Bachelor's degree in Business Administration, Finance, Real Estate or any other related field.

  • It is essential that you have minimum 8 years’ experience in corporate real estate.

  • You master real estate principles, real estate financials, and brokerage partnerships.

  • You have demonstrated success in leading real estate negotiations across multiple geographies.

  • CoreNet or relevant industry certifications a plus.

  • You have Business and financial acumen required for real estate analysis and decision-making.
