Job Title: Sr. Project Manager
Job Description
We are seeking a mid-level Project Manager to join our team. The successful candidate will oversee in-house bid coordination for hotels and car washes. Ideal candidates will have 5+ years of experience managing a diverse portfolio of commercial projects, such as fire houses, medical facilities, retail, hotels, apartments, pharmacies, and multifamily or mixed-use developments valued at $10M+. Candidates with ground-up or design-build experience are highly preferred.
Responsibilities
Coordinate all activities with the Superintendent and project team.
Manage all project finances.
Organize, understand, and maintain up-to-date contract documents.
Prepare the project construction schedule with input from the Superintendent and subcontractors.
Coordinate the intent and implementation of the final project budget.
Issue all subcontracts.
Plan and schedule projects.
Prepare a master submittal schedule and submittal log.
Schedule and conduct regular owner and subcontractor coordination and preconstruction meetings.
Receive, review, document, and resolve all project-specific issues.
Process all subcontractor Requests for Information and Requests for Proposal forms.
Prepare, distribute, and acquire approval for all Owner Change Order Requests.
Prepare and distribute all subcontractor Change Orders and associated budget revisions.
Prepare and distribute the monthly Owner Applications for payment.
Oversee all project administrative logs and close-out activities.
Essential Skills
5+ years of experience as a Project Manager in commercial construction.
Experience managing commercial projects such as hotels, apartments, fire houses, pharmacies, and car washes.
Ability to work independently.
Ground-up project experience on projects valued at $3M+.
Proficiency in project management software and Microsoft Office.
Strong organizational and document control skills.
Additional Skills & Qualifications
Experience as an Assistant Project Manager or Project Engineer supporting large projects.
Willingness to learn and adapt to company processes.
Strong experience in site development and construction administration.
Experience with change orders and project coordination.

Pay and Benefits
The pay range for this position is $128000.00 - $128000.00/yr.
Two weeks paid time off and 6 paid holidays. Company vehicle allowance, cell phone package and technology package. Matching 401k and 50% paid benefits

This is a fully onsite position in Chesapeake,VA.
