Birmingham Jefferson Convention Complex Lead Maintenance Technician in Birmingham, Alabama
Essential Duties/Responsibilities Demonstrates understanding and full performance ability in each of the following:
- Demonstrates a working knowledge of all tools of the trade.
- Cleans and maintains all mechanical rooms, storage rooms and tool rooms.
- Performs preventative, predicative, and corrective maintenance of facilities through a computer maintenance management system (CMMS)
- Perform maintenance and repair tasks on HVAC systems, plumbing systems, electrical systems, boilers, chillers, and cooling towers.
- Coordinate and facilitate maintenance and repair services to ensure efficient and timely completion of tasks.
- Maintain accurate records of maintenance activities, including repairs, replacements, and inspections.
- Must have general electrical knowledge and understanding of AC/DC theory, relays, switches, solenoids, fuses, breakers, etc.
- Coordinate with external vendors and contractors as needed for specialized maintenance tasks.
- Demonstrates an in-depth understanding of HVAC and all related systems, i.e., VFDs, PIUs, ERUs, RTUs, AHUs, FCUs, etc.
- Must have working knowledge and a clear understanding of Building Automation Systems (BMS).
- Must have the general knowledge and ability to replace drive belts, clean and lubricates shafts, bearings, gears, pulleys and other parts of machinery.
- Demonstrates an ability to effectively listen, speak, write, and interact in a tactful and professional manner.
- Demonstrates ability to work as a team and address issues and complaints as a part of the group decision-making process.
- Demonstrates an ability to troubleshoot and repair hot water heaters, boilers, and other commercial plumbing components.
- Must maintain a safe and organized workspace.
- Performs all other duties as required or assigned.
