    We are currently seeking an engaged and passionate professional to serve as Senior Property Manager in Baltimore, MD. Under the direction of the Regional Manager, the Senior Property Manager is responsible for the financial, physical, and overall operations of the community, activation of the Hospitality Covenant and management of the on-site team.  In this role, you will focus on maximizing occupancy and revenue, minimizing operating expenses, and maintaining the highest standards for property upkeep. The Senior Property Manager takes pride in the community and motivates others to do the same, through supporting staff and residents and encouraging co-investment for the quality of life in the community.

    Essential Functions:

  • Supervising and directing on-site team members. Creating opportunities for team to bring their thoughts, ideas and experiences to minimizing overtime and creating efficiencies. Optimizing the skills of the team through performance management, training, reviews and consistent conversation.

  • Coordinating upkeep of the property, which includes: regular inspection of the property to delegate maintenance, curb appeal, annual inspection of apartments, janitorial tasks, safety and preventative maintenance. Managing the work order system to ensure completion of priority tasks.

  • Creating, implementing, and examining the budget, meeting budgeted revenue, operating expense and cash flow monthly. Reviewing the monthly operating report and detailed general ledger to assure all bills are paid, accurately coded and necessary changes are provided timely to accounting. Ability to orally and in writing respond to budget variances and provide plan for bringing into compliance. Create/review accruals as needed.

  • Implementing annual rent increases to optimize income and making recommendations to decrease expenses, growing net operating income.

  • Managing legal proceedings for non-rent payment process including notice to quit for nonpayment of rent, cases for housing court in conjunction with TREK's attorney, follow up of court rulings on payment agreements and/or evictions.

  • Gathering, analyzing, and interpreting current market and economic trends that may impact the property and implements short- and long-range marketing and leasing strategies to achieve the property’s occupancy and revenue goals. Creating and implementing leasing strategies based on market and economic conditions.

  • Promoting resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues.   Ensuring the property’s maintenance team members comply with TREK’s standards with respect to responding and completing resident service requests.

  • Ensuring compliance Trek policies, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act and Federal, State, or Local Requirements.

  • Available for office hours, including Saturday coverage when required, as well as for emergencies, on-call duties, resident functions, and weekend support as needed.

  • Other duties as assigned.

    Qualifications:

  • College degree in a related field or 5+ years of progressive career path in Property Management, Hotel, Hospitality or Retail required.

  • 3+ years of experience in Property Management, Hotel, Hospitality or Retail required, minimum team supervision of 2 people (hiring, performance management, training).

  • Proven experience reporting to and communicating with real estate owners.

  • Market Rate property management a plus.

  • Industry designations (COS, LIHTC, ARM®, CPMC®, etc.) preferred. Ability to achieve certification within 6 months of hiring to meet any specific site/area needs.

  • Strong knowledge of property management practices, including budgeting, lease administration, tenant relations, and maintenance.

  • Strong financial acumen, with experience managing budgets, financial reports, and property performance metrics.

  • Proficiency in property management software (Yardi, MRI, RealPage, etc.) and Microsoft Office Suite required.

  • Ability to work independently and take ownership of property operations while collaborating effectively with internal teams.

  • Knowledge of Federal Fair Housing laws and guidelines a plus.

  • Detail-oriented with strong organizational and time management skills.

  • Ability to handle and resolve difficult situations with professionalism and discretion.

  • Child abuse clearances and background checks required.

    Physical Demands & Work Environment: 

  • The employee is occasionally required to move around the building or site. 

  • May require travel dependent on business needs. 

  • Frequently moves equipment weighing up to 50 pounds across site. 

  • The person in this position needs to occasionally move about inside the office to access file cabinets, office machinery, etc.

Salary: $85,000 - $105,000 based on prior experience, plus bonus potential
